Exterior Doors For Mobile Homes

In the early 1970’s mobile home exterior doors were 32 by 72 or 32 by 74, which made it a tight fit to get furniture in and out of the door. By the mid 1980’s 32 by 76 size doors became a lot more popular and made it a lot easier to get things in and out. 
There was still issues on getting wheelchairs and refrigerators through doorways, however, so this steadily turned people away from manufactured housing. Especially those who were older or children of older parents from buying a manufactured house to keep their parents on the same properties to be able to care for them. 

In turn, by the 2000’s the major manufacturers such as Deer Valley, Champion, Clayton and Fleetwood, made the change to have 36” wide doors installed to better accommodate these situations. Even with these changes all manufacturers use the cheapest thing they can get to keep the cost down on their products, so you may still see some 32 by 76 back doors and 34 by 76 front doors. 

It is very critical to measure your door before you go and purchase the replacement door. 

Preparing to Replace your combo front door

Proper Measurement of your mobile home door will ensure that you get the right size door the first time. The steps below will show you how to measure your mobile home door and save you multiple trips to the store to buy you new door.
  1. Open the storm door. Put your tape measure on the top lip and pull it to the bottom, write down this measurement. 
  2. Hook the tape measure to one side of the door and pull it across to the other, write down this measurement. 
  3. Close the door. From the outside looking at your front door, which side is the handle on? Write that down. 
This will inform the person that is selling you the door the right size and hinge you will need for your replacement.  
If you are replacing the outswing back door the procedure is the same, measuring the moving part of the door. 

On manufactured home doors the finish will be white or mil (silver). It is a personal preference which one you go with. 
If you have vinyl siding you will need f channel for the vinyl to go into. The salesperson will know what you are talking about.

Installation of your new door

When the old door is removed, sometimes other problems are uncovered, such as rotten headers, floor decking, and sometimes seal plates. Replacement of items such as these are not a standard install and will cost more money to repair. 

The items you will need to do your project are:

Drill, hammer, pry bar, level, screwdriver, caulk gun, ¼” hex bit, #2 square bit, 3 pieces of f-channel (if you have vinyl siding on your home), caulking (1 tube), door putty, replacement door, screws, closure kit, and door knob

If you know there is water damage you will probably also need 2x4x8 (2), 2x6x8 (2), 4x8 22/32 decking, sledge hammer, skill saw, tape measure. 

Once you have everything gathered up you are ready to start the project. 

Removal of your old door

Start by taking out the ¼” screws or #2 square screws out from around the storm door. Once you get all the screws out of storm door open the main door, there will be a couple of long screws typically on the top hinge and bottom hinge. These two screws go through the door jamb into the wall stud holding the door in place. 

Once you have removed the long screws, take the pry bar and gentle pry storm door off the home. Once the putty seal is breaking loose the door will easily come out. 

Now that the old door is out you need to assess any water damage and prep the opening for the new door. 
  • Replace any rotten wood and any wet insulation.
  • Remove and clean all the old door putty from edge of the door. 
  • Clean the entire area.

Setting your new mobile home door in place

  • First, put your putty seal around the edge of the opening on the two sides and across the top. 
  • Now, set the bottom of door in the base of the opening. Slowly raise the top of the door into place. 
  • Center the door on the studs and adjust so gap is even around storm door . 
  • Insert 4 ¼” screws on hinge side; two at the top, one in the middle and one at the bottom. Do the same on the handle side.
Check door for smooth operation. Once it works properly install remaining screws around storm door. When this is done, open main door, remove one screw from each hinge and install long screw in its place. At the bottom of your door at the edge of the threshold run a bead of sealant.
